10 Barrel Brewing's East Bend Headquarters are For Sale

Do you have $20 million lying around? If so, Bend, Oregon's 10 Barrel Brewing headquarters in East Bend are for sale. But it's not really newsworthy, because they never owned the building, and they have a guaranteed lease through 2027 that will likely be renewed then. However, there seems to be a lot of confusion around the status of the building, so we thought we'd clear things up.

The company headquarters at 62950 NE 18th Street in Bend is only three-years-old and includes a brand new restaurant/taproom on nearly four-acres of land. This all will remain in 10 Barrel/Anheuser-Busch's hands through 2027 at least.

"We are not moving or going anywhere," 10 Barrel co-founder Chris Cox tells The New School. "Our landlord, which is a group of doctors from here in Bend are selling our building.  This means nothing for us outside of us getting a new landlord and less free medical advice!"

The approximately 67,574 square feet was built in 2016 to house offices, meeting rooms, event spaces, new solar panels and the brewery's entire packaging operation. That includes 48,367 square feet of production
and warehouse space, 8,276 square feet of Class A office space, 5,847 square feet of brewpub, and 5,084 square feet of event space. It's all conveniently located in Bend's booming industrial business district right off of Highway 97.

If you are thinking $20 Mil seems cheap, it's because this deal is just for the building, not the actual ownership of anything in it. The exact asking price is $19,714,000.

10 Barrel was founded in Bend in 2006 and acquired by AB/InBev in 2014. 10 Barrel operates brew pubs in Bend, Portland, Boise, San Diego and Denver with distribution reaching nationwide. The lease is guaranteed by AB InBev and runs through May 31, 2027 with annual increases in Base Rent.

10 Barrel Brewing's brewery is next door to the headquarters and they only opened the new brewpub here 3 years ago.
